Every water loss is different due to there are many variables that dictate this time frame such as temperature, humidity, amount of saturation, type of materials affected and when the damage occurred. Materials and Equipment will be constantly monitored to ensure the drying process is progressing to normal conditions. Typically, the dry out process will take on average three days, but could take longer.

Water is classified into 3 categories to identify if the source of water contains a potential threat to humans. i. CAT 1 Water- Refers to a source of water that does not pose a hazard if consumed by humans. This often refers to leak in water pipes or another clean source of water, but if this water source becomes in contact with other materials (walls, flooring, decking) it has a potential to become contaminated with the soils within those materials. Once this occurs it will progress to the following category. ii. CAT 2- Refers to a source of water that contains some degree of contamination that may cause an illness if consumed by humans. iii. CAT 3- Refers to source of water that is grossly contaminated that will cause death or serious illness if consumed by humans. All sewage and most natural disasters are considered CAT 3.

Condition 1: contents with normal or typical mold levels b. Condition 2: contaminated with settled spores, but no active growth. HEPA vacuuming and/or damp wiping would be option for cleaning. Soft goods such as linens and upholstered furniture could be HEPA vacuumed first then cleaned using the appropriate cleaning method for that item. c. Condition 3: contents contaminated with visible or active mold growth. Soft or fabric goods would need to be discarded. No. Prior to cleaning the contents they will be categorized by their composition and level of contamination they contain. This will determine how and if the contents can be cleaned.

To help avoid issues of re-contamination, the cleaning of the HVAC system is conducted as well should take place after remediation but before post remediation environmental sampling. This typically is cleaned while the structure is not occupied.

After cleanup is complete a negative air machine is utilized such as an air scrubber. HEPA air scrubbers are capable of removing 99.97% of dry particulate down to 0.3 micron. Most of all mold spores are greater than 1.0 micron size. It is critical that the machine runs continuous unless instructed otherwise to obtain optimal results.

The first step in the cleaning process is to HEPA vacuum everything including walls, ceiling, floors and cabinets (inside and out) and contents. b. Damp wipe all surfaces- specific products used per customer and depending on surfaces(porous, non-porous, semi-porous, etc) c. HEPA vacuum all surfaces again d. Damp wipe all surfaces again e. Final HEPA vacuum all surfaces.

Local or mini containments are used for “moderate levels” of fungal growth visible or suspected. This is done so there is less risk of cross contamination into other spaces within the home.

Condition 1- normal mold spore type and counts.
Condition 2- contaminated with settled spores (viable or nonviable) but does not have to be active growth.
Condition 3- affected areas are visible and/or active growth of surfaces is present.

The best way to prevent mold growth is to keep materials dry and if they get wet to dry them as quickly as possible.
